New Development Opportunity in Albuquerque’s Near Heights Area
ALBUQUERQUE, NM – Today the Metropolitan Redevelopment Agency (MRA) has issued Request for Proposals (RFP) #02-2025 for the development of a vacant, City-owned parcel located at 1100 San Mateo Blvd., SE. This parcel, which is approximately 2.4 acres in size, is situated north of the newly established Albuquerque Community Safety Headquarters and a planned community marketplace. The desired development for the site includes multi-family housing with an invitation to propose mixed-use opportunities such as a grocery store, commercial, retail, and/or office spaces.
The development opportunity aims to close housing and service gaps in the area, enhance neighborhood revitalization, and contribute to the overall growth of the Near Heights Metropolitan Redevelopment Area (MR Area). Proposals submitted for this site must align with the Near Heights Metropolitan Redevelopment Plan, which focuses on revitalizing blighted commercial corridors, supporting small business development, creating jobs, stabilizing low-income neighborhoods, and increasing the availability of affordable housing.
RFP Details and Desired Project Components:
- Multi-family housing is required, with no restrictions on income level. Housing units can be affordable, market-rate, or a combination of both. The project may also include both rental and for-sale housing options.
- Mixed-use development is encouraged, with a preference for amenities that serve the day-to-day needs of residents and the surrounding community. These could include daycare facilities, grocery stores, health clinics, retail shops, wellness studios, and other community-oriented uses.
- Bonus points will be awarded for proposers who include a viable grocery store concept.
- Proposers are invited to submit detailed plans that outline the scope of the housing and mixed-use components, construction timelines, deal structures, and the experience of the development team. Proposals must demonstrate that the project is financially feasible and aligns with the City’s goals for the development site.
