NSPIRE Information

National Standards for the Physical Inspection of Real Estate or NSPIRE was introduced by the U.S. Department of Housing and Urban Development (HUD). These standards replace the older Housing Quality Standards (HQS) to ensure better housing quality.

Property managers must comply with these standards. A recent notice by HUD has allowed an extension for compliance.

Full compliance is now required by October 1, 2025. However, certain safety features, like updated smoke alarms, need to be in place by December 23, 2024.

Read the letter from HHH Director, Gilbert Ramirez for more information about NSPIRE and these changes.

Property managers are encouraged to prepare for these changes by utilizing HUD's training resources and ensuring that their properties meet the new requirements ahead of time.
